The New American Dream: A Simple Roadmap to Purchasing Investment Properties by Steven Andrews is a book that shows us his journey in real estate investment, including insights on buying, managing, and selling. Andrews’s humble upbringing and rough work environment show his early struggles (low-paying job and high debt) and motivations (financial independence) for seeking alternative income sources.

Before he recounts the beginning of his real estate career, he credits his success to the guidance he received from his mentor, Joel. This introductory aspect of the book is personal, allowing us to appreciate the value of good mentorship and the importance of humbly learning from their successes and failures. The book reads like practical advice and a guide for new real estate investors. As Andrews gives us insights, he constantly advises us to take things slow, have due diligence, and educate ourselves through reading and learning from others who have paved the way.

The book also outlines many financing options and strategies for investing in properties, giving us concrete information and the flexibility to choose what works best for us. In addition, Andrews emphasizes that we should always prepare ourselves for unexpected events ahead of time. Whether by having proper documentation, knowing laws and regulations, or anticipating unusual events (like house fires), Andrews reminds us that being proactive is always better than being reactive. Moreover, Andrews emphasizes maintaining professional and personal integrity throughout his journey.

I loved how Andrews, at times, reminded me of the values of Warren Buffett and the precaution of Charlie Munger’s inversion thinking. Andrew’s values (hard work and honesty) and thinking before the storm connected me to the author as I learned about real estate investing. I also liked that the book was thorough and covered essential information. My only dislike was that the book did not have a further reading list. Despite my dislike, the book is well-edited and almost grammatically perfect. I enjoyed reading it from start to finish. I rate it 5 out of 5 stars.

Overall, I recommend The New American Dream: A Simple Roadmap to Purchasing Investment Properties to aspiring real estate investors, readers who enjoy books about how authors seek and gain financial independence or anyone who wants to learn more about real estate investment.
