Real Estate Investing for Beginners 2.0—Simple Strategies to Build Long-term Wealth, Create Passive Income, and Leave a Lasting Family Legacy by T S Rosenberg is a great pocketbook for everyone.

The author shares advice about real estate investment from years of experience and research, helping the many people who do not have the time to take a college course or do not have investors to network with.

The first chapter teaches the most basic steps in laying your foundation for success in real estate investment. It teaches the terms and concepts, cultivates patience and resilience, and evaluates your financial readiness for real estate investment. These basics help the reader understand that real estate investment can not only be a goal but can become part of your income and lifestyle sustainability. Generating passive income, appreciation, and tax benefits are things you will learn about while planning your financial freedom.

Seven other chapters lead the reader through the mechanics of investing in real estate and then deep dive into studying the market, property analysis, and selection. There is advice on property management. Lastly, how to build long-term wealth building and preservation. A bibliography with a treasure trove of more information and the author’s website was included.

This was an easy-to-read book, with no pie-in-the-sky promises, just good advice. Anyone can benefit from this educational book. Whether you are interested in real estate investments or want to learn more about house inspections, real estate loans, or tips on looking for signs of up or down markets, this is the book you should have on your bookshelf or in your pocket. I appreciated the organization of the chapters and formatting. I did not find anything I disliked about this book. This is a professionally edited book. There were no typos or grammar errors. Because of all the reasons noted above, I rated this book 5 out of 5 stars.
